How much does it cost to paint the exterior of a house in Phoenix?
Exterior painting in Phoenix is priced by home size. A small home runs $3,500–$5,500, a medium home runs $5,500–$9,000, and a large home runs $9,000–$18,000+. How much does interior painting cost?
Interior jobs are priced by scope. A small home runs $4,500–$6,500, a medium home runs $6,500–$9,500, and a large home runs $9,500–$16,000+. Factors that change the price: ceiling height, number of colors, condition of walls, amount of trim and doors, and whether furniture needs to be moved. We have a $2,500 minimum project size because we focus on full-home interiors, not single rooms or touch-ups.
Do you give free estimates?
Yes. Every estimate is free, in-person, and without obligation. We walk the job, take measurements, discuss your goals, and give you a written quote — usually within 24 hours of the walkthrough. We don't do ballpark estimates over the phone because we've seen too many jobs where a "phone quote" turns into a surprise at the end.
Why are your prices different from other companies I've called?
A few reasons. First, we don't low-ball to get the job and add on later — our quotes are comprehensive. Second, we use commercial-grade paints (Pittsburgh Paints Permanizer and Acrishield Max, or Sherwin-Williams Emerald on request), not builder-grade products. Third, our prep work is extensive. Most callbacks and paint failures come from poor prep, not poor paint. We sand, fill, prime, and caulk before a single finish coat goes on. You can find someone cheaper. You'll find us more honest about why.
How long does an exterior paint job take?
Most single-story exteriors take 2–4 days from start to finish. Two-story homes typically run 3–6 days. Large estates or jobs with significant prep (heavy stucco cracks, old peeling paint, new wood) can take longer. We give you a realistic timeline before we start — not one that sounds good but forces us to rush.
Do I need to be home while you're working?
Not for exterior jobs. We can work independently as long as we have gate and garage access if needed. For interiors, most clients prefer to be home at least on day one to confirm color placement and any last questions. After that, many clients simply leave a key or garage code. We treat your property the same whether you're watching or not.
What kind of prep do you do before painting?
More than most companies. Exterior prep includes: pressure washing, scraping and sanding loose paint, filling cracks and holes (stucco, wood, and masonry), caulking all penetrations and joints, priming bare surfaces, and masking all trim, glass, and hardscape. Interior prep includes: filling holes and cracks, skim-coating damaged drywall, sanding, priming stains, and protecting floors and furniture. Prep is 60% of the job. We take it seriously.
What brands of paint do you use?
Primarily Pittsburgh Paints — Permanizer is our primary exterior product, with Acrishield Max as our step-down option and Manor Hall for interior work. We also work with Sherwin-Williams (Emerald, Duration), Benjamin Moore, and Dunn-Edwards Evershield on request. We don't use builder-grade paint. The difference in adhesion, coverage, and longevity is significant in Arizona's climate — Permanizer in particular holds up better than anything else we've tested in 115°F UV. If you've already picked a color from a specific brand, we can match it.
When is the best time to paint the exterior of a house in Phoenix?
October through April is ideal. Temperatures between 50–90°F allow paint to cure properly without flashing (drying too fast before it bonds). Summer months — June through September — are workable but require us to paint early mornings and avoid surfaces in direct sun. We do not stop painting in the summer, but we adjust our schedule to protect quality. If you're planning ahead, fall and winter book faster than you'd expect. Don't wait.
How often does a house in Phoenix need to be repainted?
Exterior: every 7–12 years with a quality paint job. Arizona's UV intensity and heat are brutal on paint — fading, chalking, and cracking happen faster here than in cooler climates. Cheaper paints or poor application can fail in 3–5 years. Our jobs, using premium paint with proper prep, are backed by a 9-year labor and materials warranty. Interior: typically 10–15 years in normal living spaces, 3–5 years in high-traffic areas like hallways and bathrooms.
Can you paint during monsoon season?
Yes, with scheduling adjustments. Monsoons in Phoenix (July–September) bring afternoon thunderstorms, but mornings are usually clear. We monitor weather closely and will pause or reschedule if conditions threaten the job. We never paint wet surfaces or apply paint when rain is imminent. If a job gets interrupted by weather, we pick up the next clear morning — at no additional cost to you.
What does your 9-year warranty cover?
Our warranty covers labor and materials for 9 years from the completion date. If the paint peels, cracks, blisters, or fails due to application or material defects, we come back and fix it at no charge. The warranty does not cover damage caused by impact, water intrusion from structural issues, or normal fading from UV exposure over time. It's a real warranty — we've honored it, and we intend to keep doing so.
Are you licensed and insured?
Yes. We are licensed with the Arizona Registrar of Contractors (ROC #360099) and carry full general liability and workers' compensation insurance. We can provide certificates of insurance on request. If a painting company can't provide a ROC number and current insurance certificates, do not hire them — regardless of price.
Do you do touch-ups after the job is complete?
Yes. We do a final walkthrough with you on the last day and address anything that doesn't meet your expectations before we close out the job. If you notice something after we've left — a missed spot, a drip, anything — call us. We come back. That's not a special service; that's just how we operate.
